* Overview * Regulatory News * ShareCast Songbird eyes City expansion Date: Thursday 23 Sep 2010 LONDON (ShareCast) - Canary Wharf owner Songbird Estates is widening its sphere of operation by a few miles with talks underway with Land Securities over the development of the ‘Walkie-Talkie’ tower in the City of London. If it goes ahead, the new building, in Fenchurch Street and a 50/50 joint venture between the two companies, will be 160m high with sloped sides. Songbird is likely to spin off around 35% of the building to its own major shareholders, which include the China Investment Corporation and Middle East investment fund Qatar Holding. These two are part of a group that has underwritten a £140m share placing to clear its external borrowings. Songbird borrowed £135m from the pair, plus two other investors, Morgan Stanley Real Estate Fund and Glick, when it increased its holding in Canary Wharf to 70% last year. Some 109m shares will be placed at 128p per share, saving the company £10m per year in interest payments it said. Interim results showed underlying NAV per share increased by 10p or 6.0% to 178p in the half-year to June, up from 168p at end December. Net assets increased to £1.22bn at 30 June 2010 from £1.19bn at 31 December 2009, an increase of £24.9m or 2.1%. The investment property portfolio increased in value by 4.3% to £4.78bn. After allowing for capital expenditure and adjustments for lease incentives, the carrying value of the investment portfolio increased by 4.2%.
