You are basing it on pure assumptions. ''Easily '' grow to 3m. What if it would only grow to 2.5m? Or the spread doesn't make an average of 2.35 ?

You haven't given a figure for those areas we are getting back. Over 5 years it may be ''easily''( using assumptions like you ) be 3.5m

So I am throwing it out there that the average will be 2m which over 5 years = 20m.

And we get back on those areas 3.5m.

We've got 16.5 + the 3.5 = 20m.

Decent , as we've received the money up front and not over 5 years.
