Completion of Lytham Primary Care Centre

MedicX Fund, (LSE: MXF) (the "Company"), the specialist primary care infrastructure investor in modern purpose built primary healthcare properties in the United Kingdom, today announces that it has successfully

completed the development of Lytham Primary Care Centre, Lytham. 

The property (the largest in the portfolio at over 4,800m2 gross internal area) is let to two GP surgeries, North Lancashire Teaching PCT and MedicX Pharmacy for an initial term of 20 years. The aggregate rent from all leases totals £800,474 per annum and at 31 March 2009 the property was valued by King Sturge LLP at £11.9m.

The total property portfolio now comprises 46 properties throughout the United Kingdom of which two are under construction.
