QUARTERLY DIVIDEND DECLARATION

The Board of AEW UK Long Lease REIT plc (LSE: AEWL) (the "Group"), which owns a diversified portfolio of 19 regional UK commercial property assets, is pleased to declare today an interim quarterly dividend in respect of the period from 1 April to 30 June 2019 of 1.375 pence per ordinary share, payable on 30 August 2019 to shareholders on the register at 16 August 2019. The ex-dividend date will be 15 August 2019.

All of the dividend of 1.375 pence per share will all be designated as a property income distribution ("PID").
