A solid Q3 update but that was never what was important. The Outlook is the key part. They essentially say they cannot provide guidance for next year, but the huge drop in land purchasing whilst shows good financial discipline kind of says it all re forward uncertainty. News outlets painting it as neutral to negative but i expect we'll see a small uptick.

Just announced it won't be taxed any further or did i mishear that? surely this means the shops are ok?
