Quarterly Net Asset Value Update

Macau Property Opportunities Fund Limited, managed by property investment manager Sniper Capital Limited, announces that the unaudited Adjusted Net Asset Value of the Company was US$23.5 million as at 31 March 2026.

This is equivalent to US $0.38 (29 pence*) per share and represents a decline of 17.6% (16.0% in Sterling terms) from the previous quarter.

* Based on the US Dollar/Sterling exchange rate of 1.321 on 31 March 2026. The US Dollar/Sterling exchange rate was 1.346 as at 31 December 2025.

The Macau real estate market saw transaction volumes increase, yet prices remained subdued, with residential valuations continuing to decline and contributing to ongoing weakness in the Company's share price. The Company remains in ongoing dialogue with its lenders regarding its banking facilities as it seeks to progress the completion of the disposal of its remaining property assets. The value that may be realised for these disposals is likely to be impacted where sales are required to be completed on an expediated basis, particularly during a period where there is a weak property backdrop. Accordingly, the values achieved may be materially less than the valuations included in the above stated NAV per share.
