Sale of Padholme Road, Peterborough
Panther Securities PLC announces that it has completed the sale of its freehold interest in its warehouse on Padholme Road, Peterborough, for approximately £3,250,000 in cash to a local investor/developer. This 50,000 sq ft warehouse is currently a vacant property. It was purchased vacant and previously let towards the end of 2023 at a rent of £345,000 pa. The Group received a premium of £500,000 for a variation of the lease in May 2024 (from the initial tenant), to add a rolling six-month break clause to the lease. The tenant served a valid break notice and vacated the property in June 2025. The property has been vacant since they exited.
The purchase price represents an increase of approximately £250,000 on the current book value for the property of £3,000,000.
It is anticipated that the funds received by the Company from the sale will be initially held for future property investment which has yet to be identified.
