ALPHA REAL TRUST LIMITED ("ALPHA REAL TRUST" OR THE "COMPANY")

Additional £6.0m investment in ALpha UK REAL ESTATE FUND ("AURE")

The Company announces that it has entered into an agreement ("Loan Facility Agreement") in which it will provide a loan ("Loan") to the Jersey subsidiaries of AURE for £6 million. The proceeds of the Loan will be applied contemporaneously with the refinancing of the existing senior debt for a new five year senior debt facility.

The Loan Facility Agreement is for the period to 20 November 2014, coterminous with the convertible loan provided to AURE in 2011. AURE may voluntarily prepay the loan at any time by giving 5 days notice. The coupon of the Loan is 9% per annum paid quarterly.
