Quarterly Mall Fund Valuation

Capital & Regional plc ('C&R') today announces that the Mall property valuations and unit values as at 31 December 2012 were as follows:

1 The underlying valuation change shows the like for like increase / (decrease) in the value of the portfolio in the quarter as a percentage of the value of the portfolio at the beginning of the period.
2 At 31 December 2012 Capital & Regional owned 190,005,537 units in The Mall fund.

Commenting on the valuations Hugh Scott-Barrett said:
"A number of asset management initiatives have increased valued income during the quarter offsetting a slight softening in yields outside London and the South East. Valuations have therefore remained broadly stable."
