Clarification re: Refinancing

INVISTA EUROPEAN REAL ESTATE TRUST SICAF ('IERET' or the 'Company')

Invista European Real Estate Trust can confirm that it is in discussions with its existing lender, Bank of Scotland, about the extension of its loan under revised terms. These discussions are ongoing and the Company expects to update the market in due course.

As previously notified the Company will be announcing its unaudited NAV in respect of the financial year ended 30 September 2008 on Thursday 27 November 2008.
