If valuations were the only things falling I would buy it, but the problem is income is falling as well. The gem in their portfolio Trafford centre has a 7% vacancy rate and they are spending 100m on an extenstion ?. They only recently lopped off 40% of the valuation of their Victoria centre, but are spending £90m refurbing a £50m site a few miles down the road in a less desirable area, ?.
