If the NAV is deemed to be 800p, and circa 70% is in listed stocks, this is equivalent to circa 560p per share. If I discount this by 5% to be conservative this gives a value of around 532p for the listed portfolio (very basic approach I appreciate). At the current 615p share price, this approach values the unlisted at 83p.
The listed portfolio should already reflect current market sentiment so applying 5% discount feels right. This approach would mean the unlisted holdings are at a 65% discount to NAV. What am I missing?
