I drew an analogy to a home owner who only had 50% equity in a property.

He plans to buy the remaining share, but needs a mortgage to do so.

The bank sends round a person to value the property.

Prior to valuation day would you tidy up and paint the picket fence....

Or would you make out the place is a little more dilapidated than it really is.

Ie keep its valuation low until you have signed the contract
