There's a lot of different views about the housing market on psn board
I will be watching with interest but staying away for some time yet, but that's just my thoughts on it, and very possibly I'm wrong i often am, if i top up a a share i currently own which has dropped below my average, i know i have made an improvement on that share even if it drops again, if that makes any sense, but when i buy into a new share and it drops like a stone, it's a big disappointment, and i start calling myself some unpleasant names lol
so i will be trying to resist temptation for a while and just keep my dividends on hold in account
but best of luck if you are buying, it may turn out to be a good time, the problem is nobody really knows mate

Hi morbox, i have been watching persimmon dropped from £32 to currently around ,£14 dividend yield 16% but still dropping results out this week, will send you a link when i get home tonight, I'm thinking a slow drip feed soon, and add when price seems to ne on the way up, even if div is halved will still be good, but thinking housing could take a couple of years to recover, i wish i new the answer

giraffe don't think it's daft at all, if i may add to that, not sure if this a good time for buying in, so if not wanting to wait, maybe a small percentage only for now as you suggested and don't put all your eggs in one basket

Hi Morbox, thanks for sharing that, yes pretty much as expected, i think the big squeeze will be on for most from October onwards, when energy bills and inflation starts to hit
regards to phnx i sold up there for a profit about a week before xd, was expecting it to drop back further but seems to have rebounded a bit, still plenty of time yet to get back in, i have 5 shares paying out dividends this month, like you i will be itching to re invest, but think i should resist the temptation for a while, got my eye on a few house builders plus phnx,
it's a case of survival of the fittest with the shares now, if i was to bet i would say my lgen shares will be the most reliable, half of my portfolio is in funds, helps to steady the ship a bit

Above is the 5 year chart for saga, as you can see their problems started long before Covid, dlrectline had bad results recently due to inflation costs on car insurance, i will be very surprised if saga can make much of a recovery if any, people are looking for value for their money these days, and the over 50s are not brain dead, i think the saga brand has had it's days
will be very pleased if i turn out to wrong though, as this has without any doubt been the rotten apple of my portfolio over the last 5 years
very easy to get caught in this trap, share price takes a big drop then stabilizes for a while, you then top up at the lower price then it drops again etc, only thing i am thankful for is it is only 5% of my portfolio
just my opinion guys, if you can prove me wrong then i will be very pleased to recover some of my losses here, but i will need to see results not just talk, i think the best lesson learnt from this is I'm thankful i didn't invest too much of my portfolio in one single share, diversifying is a big help

Mole, the big question about the house builders though is are their share prices going to drop a lot further down, i suspect they are ?

Same here Dan, i don't need a flash car, as long as it's reliable and it gets me to work and to the airport then we are happy, but we do love a holiday in the sun, would be good if these dam shares started to show some profit though, it just seems like they are destined to fail with all that's been going on the last few years

Think i must have picked all the wrong shares guys, they are all going down the pan, makes you wonder where it's all going to end, just watching them all drop and wondering which will turn out to be the weakest or strongest, but they are all looking very weak right now,

Csdi, i did the same, took a 14 percent loss, but feel it has a lot further to drop, won't be buying back in for a long time if ever

Gary, i will hold my hand up here, i voted to leave, but now feel it was a big mistake and we were missled by the likes of nigel and boris, who were just trying to further their careers, also agree this is not a good time to be buying anything and will just be storing my dividends for a while
