ALL fully funded for current builds. Good to see Sheerness 100% funded by Lloyds which demonstrates confidence imo. Not the best year for traf, which was priced in, but they were supported when it mattered. Loan intrests @5% seem reasonable, with flexibility. No problem with that. Outlook seems more positive too with improvments in the ecconomy.

Its now clear, the next 10-20 years of governments HAVE to be planning friendly. Population growth organic and iimmgrate plus longevity will cause a shortage of housing. The day of the NIMBY is over! Simple rules of supply and demand will ensure there are ALWAYS buyers. So TRAF look well placed to benifit short to long term. Traf is under the radar right now, but once it gets noticed it should recover strongly imo

I remember FRM formation being in similar circustances, I couldnt give my shares away @1.4 (now 7p). Family loans to company there too, I didnt complain at the time. Oakhurst, they had a contractor go bust, and a couple of clients who pulled out, so not trafs fault, loans to tied them over, giving a life line, thats better than going bust im my view. But they sold all 12 (-1 retained for rental). Agree they need to keep holders more informed. So if they announced a divi tomorrow you'd wish you'd bought yesterday! Thats the share game guys.

Buy-To-Let landlords are keeping the market bouyant. Even more are entering the market with the new pension changes releasing cash. I know an IFA who's clients are doing just that. The ecconomy gettting stronger. All land plots are fully paid for 2015/16. 7 more houses sold @ £500k + 1 out to rent providing income. 20+ developments underway/planned ready to go. As far as I see they have plenty to be going on with. The RightToBuy is being utilised and will be applied to the next batches of builds, they will get snapped up by first time buyers or buy to let's (the amount of professionals adding to their portfolios is staggering). So earnings visability looks good. Like I say they have well over 20 CONFIRMED build plots and no shortage of land to offers. Pick your moment to add if you can, but they move pretty fast.

All the majors moving back up now. The sector seems a pretty solid bet for the next 3-5years. No more mansion tax puts TRAF in a good position too as the're executive range of £500k plus houses come on the market.
