I have do doubt that overtime the company will do well, do I have that amount of time to wait for a return on my ackers...I don't know.
I have been following representations to Welsh Assembly Gov and Westminster about this Cladding Issue and whatever spin a company puts on it there is no doubt among those affected that any company in this position has an obligation to deal with the matter. Whether is is merely a moral obligation, or a legal one I don't know but I can certainly vouch for the fact that there is a BIG movement afoot to bring these ... (I was going to say 'rogue' - maybe that word is unfair) builders to heel.
Again from what I gather, Cladding is not the only issue in some of the high rise blocks 'compartmentation' is an even bigger problem with far bigger refurbishment costs.

I'm in no hurry, I see the SP came off a couple of p today so perhaps I will keep my powder/wonga dry and keep reading how things pan out for the builders as a whole. I have been following Redrow as well and they are in a similar position I believe.

Hello Bazza. Thanks for quoting those figs, as I have said previously I am not yet a shareholder but have been looking at the LSE Fundamentals from which I note that Net Profits were down substantially from. £44M in 2018 to £21M at the last count. That to me does not appear to be particularly encouraging in fact a 50% reduction!
The other thing I am looking for is a nice juicy dividend, to keep the wolf from the door, so to speak. That is also down over a similar period to 7.35pps or 3.76% Granted it's a hell of a lot more than the bank or under the bed - BUT it' s down!!
Overall I am not convinced that the Balance sheet makes particularly good reading, other than the fact that there is £134.5M in Cash and Bank. However these figures are only a one day snap-shot and open to interpretation.
Could anyone please give me the reason why the share price plummeted from a high of 289p on the 21/2/20 to 119p on the 19/3/20 the space of a month - what was the reason for that.
I suppose the worrying points are that most here believe these are good results(?) however it seems that prospects are good, there is a divi and shares currently standing at a high of 195p.
What's not to like? - Apart from those pesky Cladding Issues!!

Very sorry if I seem to be labouring the point, I'm not sure that shareholders are aware of this impending liability facing all builders of fire risk cladding properties. I know shareholders in other similar builders are extremely concerned at the way things may pan out.
To my mind the set-aside of £12-15M over the next 2 years is quite frankly derisible when compared to the figures being bandied about in Parliament - where some £1.6Billion was the last fig I hear mentioned, and you can bet your bottom dollar there will be a hue and cry if the public are called upon to foot the costs of Builders mistakes.

Investor - you and Sam appear happy with the Company's claim that they are not liable and under no legal obligation to replace- I wonder!! I really do!!

I note that you see no reason to be concerned about 'cladding costs' - I am, and I am not an investor in WJ!!
(PS - Just before anyone starts to accuse me of trying to decamp this share - please don't - start looking into this matter yourselves) as I am doing now BEFORE throwing my money into a pot!

Hi Sam, Once more thanks for your engagement but this is an area that could be very costly to the company. Methinks!
I have no idea how much money would be required to put some of these problems right. The company said they had already spent £? on some buildings - do we know how much that equated to per building and what type of buildings they were?

I too saw that report in 'they didn't have to' I think that is very commendable - but why would they do that if they didn't HAVE to?? I'm not sure you are in possession of all the facts no more than I am, and I am not happy to put my money into something unless I know all if not most about.

Sam you say that High rise cladding will cost more, are we aware of where those are, if indeed WJ have any such buildings. You say you are not aware, neither am I and it's what I would like to know if at all possible.
As I said I am not a shareholder, yet, but if I were I would certainly be knocking on the CEO's door looking for answers.
According to debates in Parliament - the builders of these properties are going to be called to account. They will pay for cladding, one way or the other by all accounts, even to the extents of Profits Taxes so again this would hit something I would want from this share - a dividend!
Sorry if I go on but I need to be comfortable with all my investments - more so in this case.

HI Sam - Thanks for your post. Are we sure that all their affected buildings have/are being rectified?
Do we know how many buildings are affected.
Do we know what proportion of those that are affected have been dealt with to date.
Do we know what proportion of the affected buildings are say commercial/student/residential?
The reason I ask these questions is that the Grenfell disaster showed up faults that the Builders hope will not affect them and leave others to foot the bills.
Sam who do we think are these 'interested parties' that will allow WJG to 'get some of these costs back from'?
I am led to believe that remediation costs of these properties will run into £Billions - not £Millions which the company claim has been set aside? Makes me a bit nervous at the mo.

You recently mentioned a means of transferring our product from Protos and I questioned the continued existence of where that product was to end up at as that sort of destination could well be redundant if it were to continue to rely on what it currently produces.
Recent speculation has led me to a link between past and present owner/operators of that plant and I now understand what you meant.

I share your 'frustration?" Not sure I fully understand the 'potential' though.
We have in recent days had 2/3 covid vacs become available - is there any evidence of increase in MC or SP in those companies since they were introduces and given that they were early to the party I would have thought that late comers may not benefit as much or are we talking about completely different treatments for different ailments?
My understanding of this particular sector of the market is pretty limited and there seem to be lots of things that need to fall into place before I see the 'huge potential' others appear to believe is just around the corner.
What am I missing - or what don't I need to understand about this virus 'mining'.??
