I have recently placed a property on the market. I have always baulked at the commissions charged by high street agents. Yes, there are some excellent, knowledgeable professionals who can add some value but in an unregulated world there are also many cowboys who give the industry a bad name. Reality is that Rightmove have turned the market on its head. I met with the senior partner of a local agency who I had met before having lived in the same village for twenty years. I also met a PB LPE. The best word I can use to describe the traditional estate agent and his approach was complacent. He had poor comparables, took few notes and said he would charge me 1% for the privilege of using his firm to sell. The lady from PB had good comparables, was eager and the fee worked out as 0.1% so a tenth of the traditional agent. Needless to say, I sent the local agent an email citing Countrywide's recent problems and asking why he thinks that I would pay him ten times what PB would charge when they would both simply upload my property details onto Rightmove. He didn't reply to my email. Yes, just one example but it makes the point that structurally, the traditional agents will either disappear or be forced to change their model. Why do you think PB shares went up when Countrywide went down? There is a direct correlation. I am content to do the viewing, negotiate and I want good data so pleased that the industry is transforming rapidly not before time.
