Mike, please understand the stock market looks at the next 10 years, not 6 months. Yes the share was punished, but excessively and a correction is due, and I suspect it will be an upward correction. I see no slowdown in construction, quite the opposite, despite sky-high material prices.

There is very limited supply and huge demand. Those are facts.

With rising rents landlords are in no rush to sell, and in any event, your point is fairly irrelevant given the proportion of landlord owned properties.
