Velo if your spreadsheet saw VOD recovering a meagre 5% from a 25 year low as being an exceptionally unlikely event then either:
A) your screen was inverted,or
B) you don't have a scooby how to model sp movements and should either give up or pay for an excel modelling training course

Already own this but have increased my holding by 1/3 today. There just seem to many positives:
Very low PE
High yield
Digital growth (including positive news posted below)
Expansion in the US (a big deal!)
Discounted share price, compared to 1, 2or 3 (whichever you choose) years ago
Apparently napped as share for 2023 by Momentum Investor (can't confirm this as requires subscription but a few posters here and on ADVFN have commented on it)
Share price seems to gathering momentum (in line with improved market sentiment) this year

The rise from 36p has been phenomenal.. Question in my mind now is when is a good time to take profits here? Covid low was 62p so that was always first sight in the targets.

Every company connected to property took a beating in the last quarter of 2022. As Simon Thompson says in IC, a lot of market valuations for property companies are pricing in an armageddon that simply isn't going to happen.
Sure, a correction of property values is overdue (and should be welcomed by most) but the scale of the correction will be much smaller than the massive drops the market is pricing in.
Fair value here is surely at least 200p, and "worst case" I can see is a return to covid lows of around 140p (ie still a c40% upside from here). And even then i struggle to see what would stop them returning to 200p+

The market share has fallen from 31% to 27%, so about a 13% decline.
Meanwhile, the share price has fallen a good 50% since 2012. This suggests the drop is well overdone, and the sp offers good value from a historical perspective.
PS I do online deliveries from Tesco. If I don't book a slot in good time, they all get filled up so am forced to try elsewhere. Sainsburys by contrast always has available delivery slots. I conclude from this that Tesco is way more popular and is doing rather well out if online ordering.
Dude I've had similar problems trying to open a new account with HSBC. When I rang them I was left on hold for 40 minutes, not just the one time too.
I gave up on them also and switched to Starling bank, who had it done within 48 hours. And they actually bothered to answer the phone in under 5 minutes when I called them.
These old banks feel like dinosaurs in comparison to the challengers.
That said, it still feels like a relatively safe investment here. Can't see any good reason why it shouldn't be trading at £10+. I'm holding until we get there.
Tesco mature cheddar 400g made with 100% Briitish milk is £7.50/kg - so better than Lidl (assuming that price quoted is accurate)
Ps none of this is helping me decide whether to hold my investment here or take the (small) profit and move on. Just have the feeling there are better opportunities out there. Thoughts?
Brokers and their forecasts are a complete waste of space.
Having said that, there is momentum here and the sp still has a lot of ground to make up. In both 2020 and 2021 it was in the 490s so 500 not impossible with a fair wind next year.

I'm investing primarily in my SIPP so happy to be thinking long term with the investment here. Currently have just under 5% in and TORO and FAIR combined but am looking to build up larger stakes in high yielders generally so not afraid of investing a bit more. Also hold NESF too. Is there anything else you recommend looking at?
Of course exchange rates are a factor too and I'm already seeing shifts in the £ value of the investments as the GBP to USD/EUR rate moves. Do you pay much attention to the exchange rate when timing purchases?
