Hi Tom
Only have about 25% of original HB's now and don't hold any tw.
Sill have some ncyt, but tempted to sell some in Trade A/c (av 332, cur 320), but Isa OK (av 282). Ggp almost 50% Port now, but as you say that is the one I am confident about.
Given Recession, Brexit and -ve Bond interest rates, Economic disaster is not far away, so ggp is an excellent hedge - Gold goes up in price in an Economic disaster, and they are sat on loads.
I monitor HB's Sp movement closely, looking for a point to reinvest so calc
Relative Price = (Cur Sp - 1St Sp)/ 1St Sp * 100, and
Relative Strength = Cur Sp - Av Sp + 100. Forms a nice Graph and easy to recreate.
I posted this on psn board and have updated it to 22/05/20.
Given Relative price 100 on 03/01/20, then High, Low, Now, (Pre CV - 21/02/12, Low CV - 03/04 20, now - 22/05/20).
psn 122.2, 60.4, 80.6
tw 119.0, 52.3, 72.3
bdev 115.7, 51.5, 66.1
bwy 112.5, 49.9, 64.0
rdw 112.2, 41.2, 60.7
So at Low Point HB's lost almost 1/2 their Value. Now hey are improving but I don't think this will continue, cos of effects of Recession and Brexit.
A better comparison is Relative Strength, shows the affect of CV on Sp, then if 03/01/20 = 100
psn 106.1, 109.3, 111.9 - least affected
tw 102.9, 101.2, 103.6
bdev 101.6, 101.8, 97.3
bwy 96.4, 98.8, 95.2
rdw 95.1, 90.2, 92.0 - most affected
Don't know why bdev so far behind tw, nor why rdw so far behind everything else.
Or to put it another way, I think bdev and rdw are best value now, invest until just before Recession and/or Brexit, sell all and Buy Back at next low. Great for Day Traders, but not my way. I don't think I will be investing again til next Summer (by which time I should be out of nano, ncyt and possibly ggp.
Last idea Tom, if ggp a banker as I believe, why not sell the house, M4... and put all funds into ggp. Certainly increases profits, but I think you are a bit like me and prefer caution. Today I advised my brother to buy nano (massive potential return and almost no downside), and ggp (50% in each). Even if nano goes pear shaped ggp could pay for it.

Sweet T hi,
Thanks for your post and I will be investing back as soon as we return to some kind of normality and the divi is also back. I just had to invest elsewhere for the time being as it was a sensible thing to do.
I will keep on posting to see how you are all keeping.
Keep safe and well.

Tom :-)))
Hi Tom - as you know I post occasionally but read regularly - I know you've moved your investments away but don't be a stranger - I and numbers of others here have appreciated your wise and kind words for many months here on Wimps - Sweetie
Hi Tom
I put my main bulk of cash into gfrd thought I got a bargain at 129 but it’s dropped away should do better!
Tw I am all out hopefully getting back in at between 120 -135 will have to wait and see.
If all goes good on site I will be back in at whatever price , just waiting to see vibes not right at the moment.
Gl and enjoy the weather bbq going on soon
Hi Ben,
Not being on that board for a while and very surprised that the SP has dropped so much with all the testing now required with the associated test kits, same as SNG. WHy have they fallen away ??? I will not go back into either now as all the cash is invested elsewhere and IMO a far better bet with less risk so very happy now to hold for a while to see what happens.
Hope you are keeping well and its good to see Twimps still holding their ground well.
Noticed Nige, Bamps & Troubles are not posting so much, think they are still in NCYT ?
Keep safe !!

Hi Tom
At the moment looks like a good move to cash in on ncyt at 440ish looks like it could go below 300 in the next day or so.
Could be a good buying opportunity if decent results come soon as expected!
Gl and trade on
@Terrace, I think thats the nature of chatboards tbh and its very frustrating but predictable - maybe some people take them too seriously? Myself its a short cut to pick up on a bit of news and follow that through elsewhere ie a post can be the catylist for looking further. Look at AML, what a wonderful product and an opportunity to have a sensible discussion but if you are at all negative you get labelled a maggot!
Terrace hi,
Its trolls from other boards with a few posts to their names. However I do agree and its not worth replying to their immature attacks or abuse. So no more from me and I am sorry for wasting the boards time as they are just not worth it. It gets like this in quite times as you know ! Be good to hear from a few of the old gang again.
Suns out !!
Keep safe
Tom :-)
The recent bickering is devaluing this board.
Mostin Hi,
First of all I do not recall you or your name on any board. You say you are referring to me ? please show me what post and date you are talking about "I called him out and he spat out his dummy. Now thinks he runs the BB"
I have not been in NCYT since 29th April nearly a Month ago, so how I run the BB is totally beyond me?????
Seeing I do not know you! how do you substantiate name calling.
Have a nice day.
I was referring to you Tom
richbexx, why not go for a walk and do something useful with yourself. What a waste of time you are when you cant even read or understand my post Sun 12:52 where it quite clearly state's the reason for same. Don't expect any further post from me as I have better things to do, I would suggest you do the same.
Mostin, I know what Toms like, I've been aware of him since around 2014, I just thought his post about Darren was a bit audacious and worth a mention.
Mostin hi,
Yes I noticed his post on the other boards. Why some get concerned with others post amazes me, obviously nothing better to do with their time.
A member for just a few months and cant even read the rules correctly. I wouldn't mind but the chap I was talking with has not even replied ???
Cheers and have a good w/e.

Tom :-)
Seems a bit vague to me. Tom I can tell you now that having read Darrens posts there is nothing he has written that is misleading for the simple reason that you dont know how much of each of his holdings he sold.
Try reading all the terms and conditions under FORUM it quite clearly states you must comply with the rules posted on the forum and the rules below. Your post is only in part.
so not against the rules more a warning about the validity of what people post. If LSE deleted all the posts that fit that criteria they would likely have 75% less posts lol. Also to be banished should be all RAMPING posts hmmmm
ah found it "Please note some users may not behave properly and may post content that is misleading, untrue or offensive." "
where are rules you speak of Tom, cant see em anywhere?
Misleading imformation is against the lse rules. I suggest you read his posts, then make your own mind up.
Tom, anyone can post here as long as they are not abusive surely? where are the rules that say this poster is wrong with what he posts? If I was Darren and your posts were toward me I'd be pretty unhappy!
Typo
A few hours not a few house, whoops !!
Cjhall hi. Yes you are right and there are some great respected members that contribute a hell of a lot on this board and have been doing so for years. Most members on here have been long term and know the House builders very well indeed and have done years of research into same and most are very well clued up and judge themselves when to buy or sell shares, after doing their research, and some actually work for house builders including TW..
It concerns me when an outsider comes onto the board that appears to be a "day trader"/ Ramper saying things like the share price is going up later and its going up tomorrow etc etc, it has already been pointed out by a long term member here that in fact the SP fell on the day he made that comment. Just go and look at his members last 10 posts and you will see what I mean. He says he bought in at the close Wednesday and that price was 138+
After reading 3 of his post in just one day where he said on the IAG & TW board:-
TW board 21st "Good to see this share up today"-------------------------- The TW shares were actually down at close of play !!!!!
IAG board 22nd "Good to see this share under £2 , "Going to Buy in soon"
IAG board 22nd " Very happy this share is down,I will be taking full advantage soon"
IAG board 22nd "My shares in Taylor Wimpy are up,so glad I sold shares in a IAG,and invested elsewhere. ???? He only just said he was going to buy in soon, how can he sell if he wasn't in.
How can anyone ramp on the IAG board and say he is buying soon great share to buy then a few house later say he has sold out and is making profit in TW ???? How strange is that.
Be careful and do your own research before buying. There are a few good posters here that you can take note of their comments and here are a few. Nige, Bamps, Troubles, Benrumpson, and there are quite a few more.
Keep safe.

Tom :-)
You have to make judgements on information you get from somewhere though surely? Im not saying brokers are always right or wrong but i like to get as much information as possible from as many sources as possible to help me make my personal decision on when/if to invest. There is also great info/ views in this site from the “old school” which i also really take an interest in.
Tw seem to be trading in 140-150 range at moment with bad news taking it to mid 130s briefly before back to that range again. Seem we need some good news ( vaccine? H2b extensiion? Stamp duty relief?) to push us higher but probably more likely that there is alot more bad news on horizon that could push share into 100-120s again? I bought in when share was 118 and sold at 152 and am patiently waiting to get back in, nearly did Friday at 136 but thought it might have dropped lower so held off.
Darren, Nice to see another TW supporter, when did you buy into our company ? and if its rude how many shares ???? time and date would be welcomed, so we can check you see, as we are a very close community here.!!!!!!!!!!!! .
Noticed your members post, where you are selling here and selling there and nothing much to say anywhere ?????
So my question is why are you coming on to a well known TW. Board, can you please explain ?? oh and when is it the next best time to invest LOL.
