No easy solutions for 'troubled' or 'disgruntled' tenants, which may be deep-rooted and in some cases, psychological.
Certainly creating ghettos, small or large creates larger and more widespread problems within and outside the areas concerned. Maybe better thought out plans between builders and HA's including stricter tenancy agreements and easier evictions for non-compliance might help.

Of course all the tenants are not like that I've met some really nice people in my time, but the bad ones stick in your mind.
Years ago the policy was to put the bad tenants in clusters , this created bad areas so this policy was changed to put trouble tenants in amongst good tenants to help make them conform but it had the reverse effect and brought those areas down.
Nowadays there are a few properties on every new estate and is still a problem.

Interesting comments re: HA's - don't suppose you can tar them all withe same brush and would have thought they would use their powers of eviction under exceptional circumstances especially when there's a shortage of such properties.

With much regret I sold TW at 2.18 weeks ago and bought you know where, glad I did now.
As you know I hold GGP, Rock and now NCYT. That will do me for now with the current World situation, keeping back some cash too.
Until the House sector get's back together and due to the divi's being cancelled and the current virus situation and House Builders fall's in SP I will not be reinvesting with any for the time being.
I will keep my eye on where TW are going and will keep in touch.

They seem to be waiting for news on that board re an antibody test, but I've not read anything on that yet. If they do get one out could be mega.
N4pharma have a product that laboratories are using for the antibody test, I've had a dabble in that and Ygen but Genedrive seem expensive

Now Sp less than 50% PreCV high (237). So if/when things return to normal potential is over 100% increase in price.
Don't know how long it will take, but a couple of other ides.
Sell now at a big loss (don't have to worry about CGT for a long time) and invest in small companies that could benefit from CV. You could be lucky and get one which flies. but remember in terms of vaccine or cure there will be thousands of companies in the World working on this and very few will succeed. So I think it is better to concentrate on disposables (masks, gloves...) Don't know of any yet, but a risky business cos you know 100% will be mad on builders (eventually), so you need to make more than that on the Companies you invest in.
Will have a look at NCYT.

This guy had covered his flat in turf, that's the floors, walls and ceilings - nailed down, the papers came and took photos

Just saw you're other posts.
I looked at my account which has a lot of red in it and decided to start selling and I've just put it all in Novacyt who are making the tests in Camberley. Great Rns this morning shot the price up but orders piling in.
Out of 30 stocks I now down to 15 and may reduce further and top up Ygen,Ncyt,N4pharma and maybe more Ggp. I'm down to my last 7,000 Tw shares , I'm not sure what to do with them at present

I built a small HA site in Worcester, there were 19 inspectors from different official bodies. The houses ended up immaculate after all these inspections. Then the tenants moved in, the next morning I had a call about a wonky tap, when I went in I couldn't get to the sink cos of the stripped down motorcycle in the kitchen, oil all up the walls. Then a call for a gate not closing, well the guy had took all the fence and left the gate hanging to get his Morris Minor into the back garden.

Bamps I forgot to say that we are all aware the TW has a large cash and land bank but that can not last forever!! wages, salaries, overheads, bills and accounts still have to be paid??????
Bamps Hi, Just a quick question.
Now that the Dividend's have been cancelled to most or all House builders and the future with them looking a bit bleak to say the least, in your honest opinion do you think that at this point in time they are even worth investing in. The reason I ask is that with the current situation the SP will not fluctuate much in the positive direction and may well fall further with the lack of interest and dividend back up. Having money tied up in theses circumstances is a far bigger risk than before. Personally I was looking at selling from another stock and reinvesting here before the EXDD but as you know that has been put well on hold for the foreseeable future, and the money left where it is.
IMO this virus thing has or will crippled the house builders and many other businesses and will take a very long time to clear if in fact it does this year. Many smaller companies will not be able to cope as you may agree and this might spread to larger firms / companies & especially to smaller businesses.
Thoughts appreciated.

As an example a 5 bedroom house was sold on a site in Worcester and HA had a few properties behind. An old car suddenly appeared in the back garden of one. Bearing in mind back gardens are not too big these days.
The 5 bedroom owner immediately put it on the market for £70k less than they paid, with the sales office still trying to sell others at the higher price. The housebuilders had to buy it back.

I don't think you will find that paying Rent is Much cheaper ? and by far the opposite I would think, and at the end of the day they have nothing compared with owning your own home, so why would people dislike others for renting ?? It also depends on renting circumstance, say for people that are working in a location on a temporary basis and do not want to buy a home in that place.

thought builders had to build so many affordable homes on new sites are these not owned by HA
You get a lot less return for HA, but you still have to go through planning, tendering etc in the Private Sector.
Getting mortgages is going to be the difficult one going forward, the banks are definitely going to tighten their belts. Tough few years ahead.
A lot of ground workers are laying off their lads and looking to downsize and build up slowly again.
