Was the share issue taken up or the majority left with the sponsors why were the directors salaries so low prior to issue was the share issue purely the cheapest option to pay Mrs Winco off Unless they are buying existing businesses the franchisee pays an upfront payment of £22,500 so no capital required why does he think the market is sothin for the shares What % of any new franchisee letting instructions come via head office

Since the results a bit of a retrace They decided (sensible move) to devalue their Benelux portfolio Although their profits increased the £19m devaluation comess traight offthe bottom line So good news for next year asi dont envisage any further devaluationWhere they score is their divis showing about 4% on capital Get in quick before ex divi They have been buying "counter cyclicall" taking advantag eof the fact that there i svery little bank money on offer Spencer portfolio is a classic scenario They have been buying showing initila yields of 8%v plus with vacant stock Barers really worth buying afew of these for the ride have alook at Warner Esates you will note that thgeir portfolio includes a large industrial Portfolio called the "ASHTENNE PORTFOLIO"" The 2bods who run Hansteen sold this at the height of the market to Warners and are waiting in the wings to pick it back up with a major haircut when the banks pull the rug

I agree with them entirely the takeup on these shares are very thin indeed i am a bit surprised by that. i was thinking only yesterday that this board has very little to say on the subject, maybe Belvoir are not doing enough to promote themselves a nice newsletter would do for starters. Barrers thought Id slip in here again to see whats happening.Not al ot by the looks of it the market in these looks extremly thin. Barrers what you say about the rental market all rings true. The question is is Belvoir the right place to park the sponds I am a property agent /surveyor of sorts ex chartered surveyor If Ii was venturing out as a start up letting agent I dont think for the entry money they would have a lot to offer me apart from participating in my success The difficult bit is to get the landlords on board and I dont think apart from the name they would be able to do a lot to achieve this I still dont like the fact taht th eonly reason for listing was to raise easy money to pay the wife
recession is basically here, first time buyers are still finding it difficult to get on the bottom rung of the housing ladder. Those that would of bought are now facing a poss lifetime of renting, thats just the way it is. The likes of Belvoir will cash in on that factor and expand quickly across the UK and Ireland as needs increase in these areas. As a buy-to-let landlord i know first hand that good quality property is in short supply and is snapped up as soon as it hits the rental market.

Barrers Their portfolio is industrial.warehousing and trade counter units.They have bought at the bottom of the market at an average of around £45/50 per sq.ft Iit costs £70 plus just to build them today ignoring land values They have essentially been buying showing initial returns of 8 % on existing let income plus with extra empty space This is the bonus prize once these get let this will show them yields of 12 %plus a huge gap above borrowing rates Pension funds will be investing in them The joiunt Mds are really succcessful in this field and very successful they performed wonders in the last cycle an dchose the right monment to exit They are buying back kit which they sold at the top of the market with major haircuts I have seen the portfolios they ahve bought and they are all cracking
Just had a bit of a read the noly thing that would bother me is them sitting on lots of Industial sites with empty units. Is their enough uptake of units they are holding at the moment -what type of sites are they light industrial or retail do we have this info. However saying all that they seem very solid with a large holding. Somebody likes them with two huge buys in the last few days. thank you for the advice.Barrers

Telf-because they have been paying a dividend right through the recession where other housebuilders have dived for cover The other reason I stood in with Telf is the fact that the directors were denying a management buyout but they w ould say that wouldnt they so i think illstick around in asmall way for a bit What do you think of Hansteen Barrers
so you are saying you bought into TEF by following i assume Steph on TW. Ok they are based in Waltham cross, Herts. very nr. to the M25 motorway also in the same area as Fairview homes but with less funds. What makes you think they look after shareholders? Just coz someone says so doesnt make it true!
Okish bought in at 99 ish but total newbieIi have to admit I followed the thread into them from TW Curiosity as hisitorically im an ex Midlands property agent and I hadnt heard of them assuming wrongly they werelocated somewhere on the M54 but liked the look of them geographically tight and well maanged and clearly look after their shareholders Barrers take a look at Hansteen who have beens set up to pick up industrial property portfolios Managemet ran the successful Ashtenne who sold at at the top of the market and they have started again Already bought some cracking high yelding stock Treforest industrial estate which they bought off SEGRO with a major haircut and a cracking Midlands portfoloio from Spencer Dividends are great and they willl be £2.50 plus within 18 months Results out 2 weeks All tgheir purchases have been at lessthan actual costs of construction
Mortgage lending now tighter than ever not just for newbies Old lags like me can't even buy to let out without a decent deposit min 30%LTV. Poor renters are gonna run out of options soon at this rate.{Sigh!}
yep how you gettin on at TEF was in that for nearly a year and bored s***less with it. Sold up at couple of wks ago with no regrets.
