Ken i apologise i misunderstood where you was coming from. I thought you was referring to landlords being geographical about using various offices. I would of thought when setting up as a franchisee they would of researched the area then started a promotion. I personally am in the process of buying another BTL and being offered all sorts of incentives(no set fee,free inventory,low%management fee for 6months etc.)
Well Barrers Cambridge is a bit of an extreme example being a University Town and famous for scientific research with a resultant transient population.-and high demand for rentals my pooint as a potential franchisee and consequential high entry cost I would expect something a bit more for my money than just the Belvoir braand. I would expect them to provide me with a few landlords to let properties for. Unless they have some national agreement with a major residential landlord to use their franchisees this source of additional income wont be available
surely its not just about being granted the money its about job security and confidence in paying it back. At least on a short hold tenancy agreement their is a get out clause. i happen to live in Cambridge where ppl want/need short term contracts Belvoir cant get enough homes on their books demand is so high. Explain your theory as to why they need landlords to be geographical every town has its own requirements i know this from first hand owner experience.
Barrers I dont think demand for rentals has increased from a choice perspective its been forced on people by circumstances As soonn as the banks start lending to the owner-occupier again we will see a buying resurgance Grante d there is always a fluid section of society where renting suits Im interestd to hear what you actually have to say about the company an dits franchis emodel given the fact that property rentals are a localisedmarket an d there are few national residential landlords with geographically diverse portfolios likley to sign up to the Belvoir Group .There is no market at all in these shares yet which is a bit concerning iwould definitely buy at sub 50p
will continue its not just about first time buyers,interest rates,house prices etc. Ppl want to have the flexibility with where they live,work,educate their kids etc. This has always been the case in the States and other European Countries and now here. More offices will open up an down the British isles as this demand grows so will Belvoir!

Sorry i'm lacking in that dept. if you want to invest here i suggest you look globally at the rest of the market. I was beratted only yesterday for these shares on LDP ha! what have they got to crow about. And as for Angel mining what a disaster. So i am not the best person to ask as you can clealy see. But this is the only share i chose without any external influence(Not even you SV has changed my views) I have not lost a bean on here unlike the other rubbish. GL

Yes Barrers what I am saying is that the banks have now come to the conclusion that any further falls in house prices are down to single figure percentages .Their requirement for large deposits should therfore be less onerous for FTBs So returning to the previous example of ayoung couple with aminiscule depoist they will have £300 pc month to set aside for capital repayment on the same finanial criteria the bank issued them a reference for to rent its a no brainer for the lenders to acouple of serviceable employed kid s who havent gott Daddys sponds for a healthy deposit 95% should be very serviceable The banks have to do business to make profits and houisng is a minimum risk scenario compared to other assets today
I understand yr optimism, but i do not believe it has anything to do with lenders confidence. The whole point about 1st timers is their lack of deposit ( they rent because they have no big deposit) and so the circle continues no money cos renting etc.etc. I am privilaged to be a homeowner and 2/3rd homeowner with renters. I have a huge mortgage with Halifax and paying more will be very difficult, the reason i do shares and rentals is due to no pension or other investments. I get what i can when i can by whatever means available. so far not doing too bad! thankyou.

bouyant as ever. House prices fell in Feb 2012 say the Halifax and with their interest rates going up in May 2012, and stamp duty under 250k ending for 1st time buyers i can only see letting property getting stronger. Sad but true!
