This seems quite a unique situation. The company is winding down and returning realised capital to shareholders. Mine arrived today. Simon Thompson Investors Chronicle has written up his analysis today having spotted some buying from the team presumably reinvesting the proceeds as I have just done + a bit more! Those closest to the likely future capital pay outs atre putting more of their skin in the game. Good enough for me to double up..
Today's announcement of 64.18 NAV, after latest capital return is good. Wen better is statement "...we remain confident that the end value for shareholders will exceed the 64.18p....by a comfortable margin."

thanks for reply but I have read this Dividends of 25% or More of a Company's Stock Price Cash dividends of 25% or more of a company's stock price represent a fraction of one percent of all dividends paid and are handled quite differently from normal dividends. There are some similarities, however. Like normal dividends, unusually large dividends have a declaration date, a record date, an ex-dividend date and a payment date. Also, like normal dividends, the ex-dividend date for a dividend of 25% or more of a company's stock price is set by the exchange, not the company. Here's the big (and confusing) difference: While the ex-dividend date is indeed set by the exchange, it occurs not before the record date, but after. In fact, the ex-dividend date is not even before the payment date! By rule, the ex-dividend date is one business day after the payment date. (In such cases the term deferred ex-date applies.) I do not get it though!!!!!
If you hold the shares until ex dividend date then you will get the dividend. It's strange to see that this company is paying almost 38% of the share price in dividend. Sounds too good to be true, but fortunately it is true. However, the share will naturally decline by he same amount the day after the ex dividend date.
is this classed as a special dividend and if so when can you sell and still get the dividend as I think its time to get out?

Update - £3m hit to NAV. Only £65m cash receipts instead of expected £75m. Dividend will be circa 38.5p compared to the expected 45p. This came out of the blue.
Update on Investment Portfolio: The markets seem to like this RNS. Been a year since this was over £1 a share. For me the key word would be ... "Progressive"! With LXB liquidating its properties over the next 12 months and paying out shareholders as it does so, the first tranche due in the next month or so which should be appx 40- 43p a share. YES 40-43P A SHARE. Payments of at least 120p per share are expected over time which is 20% over the current share price, could be possible quite a bit more, even 30 or 40%. In my view this is the safest 20% you could make with just under half that coming very soon,what's not to like,be patient a little longer its all there to have.

Has anyone spotted the promised total revaluation of their retail portfolio? I have seen bits and pieces, and promises to return cash to shareholders but comparing the current capital value to the retail portfolio escapes me? Crucial info.
I would like it if the Board was more transparent about how the hurdle is actually calculated. I wonder if shareholders realise that any shares bought back from 1 January 2016 are "cancelled" for hurdle calculations. Distributions (like the one planned for April 2017) will dramatically reduce the weighted average capital on which the 12% hurdle is calculated. Shareholders are being ****_k over big time. This is a undeserved transfer of shareholder wealth from the shareholders to the Investment Manager and the Board should be ashamed. In time we'll see how much the Investment Manager is going to benefit from the change in the incentive scheme. This is not going to be based on their performance during the next 15 months, but more on financial engineering. I can see through the Board and the IM and I'm amazed that not more shareholders are up in arms.
